Emerald Hills • 6 weeks

A 1970s tile roof, brought back to life.

Faded, lichen-covered and leaking in two valleys — restored to a uniform slate gray with a 10-year coating warranty, for a third of replacement cost.

The Challenge

Good bones, terrible skin.

The Hartleys' concrete tile roof was structurally sound but looked exhausted: heavy lichen, chalking, two leaking valleys and a ridge line held together by original 1970s bedding. Two other companies quoted a full replacement at $22,000+.

Our inspection showed fewer than 5% of tiles actually needed replacing. We proposed a full restoration instead — and put both prices in writing so the family could see the $14,000 difference.

The Approach

Five days on the roof, zero mess left behind.

  • Day 1–2: pressure clean, lichen treatment, 40 tiles replaced
  • Day 3: full ridge re-bed with flexible pointing, valleys rebuilt
  • Day 4–5: primer plus two membrane coats in slate gray
  • Gutters flushed, gardens tarped daily, magnetic sweep on finish
"Easily the most organized contractor we have used. The quote was clear and the crew treated our home with respect."
