Highland Park • 8 weeks

Two leaks, one growing family, zero patience for bucket duty.

A 30-year-old concrete tile roof replaced with architectural shingles, new gutters and proper insulation — three days on the roof, booked around school holidays.

The Challenge

Patching had run its course.

The Ellerys had patched the same two valleys three times in four years. Our inspection found fretting tiles across every north-facing slope, perished sarking and battens soft enough to dent with a thumb — textbook end-of-life.

With a newborn arriving in two months, timing mattered more than anything. We locked a three-day install window during the school holidays, with a weather contingency day built into the written schedule.

The Approach

Stripped Monday, watertight Wednesday.

  • Full tear-off with gardens and pool fully tarped
  • Eleven soft battens replaced at the quoted per-meter rate
  • Synthetic underlay, new battens, architectural shingles in charcoal
  • Seamless gutters and ceiling insulation topped up while open
"Our old roof leaked; now it is the smartest on the street. They finished on schedule and left the site spotless."
